Generating a Seller Net Sheet

1. To create a Seller Net Sheet, you can click on the New Estimate tab at the top of your home dashboard

2. Start by naming your quote by clicking on the pencil icon and then entering the property address. This can be an exact street address or simply the city/state your are quoting in; both will allow you to generate the quote. 

This field is linked to Google Maps API and will produce address suggestions as you type.

3. Choose a branch (If applicable)

4. Choose the applicable transaction type from the available options (Purchase with Financing, Cash, or Refinance).

5. Enter the dollar amount of the sales price. 

6. Pick a closing date from the pop-up calendar.

7. Enter any payoff loans or and/or 2nd Lien Payoffs as needed. 

8. Enter your real estate broker commissions (if applicable).

The default commission is set at a percentage (%) or it can be switched to a flat fee ($) There is also a field for you to enter a transaction fee if applicable. 

9. Choose the frequency of your HOA payment and the payment amount if applicable.

Question: Did Seller pay the current Month's dues? If no - this amount will added to the quote as an expense. If yes - it will be added as a credit to the seller.  

10. Enter the Annual Property Tax Amount or the Annual Property Tax Rate.

Filling out the Annual Property Tax amount will autofill the Property Tax rate and vise versa. You can also let the system know if the seller has paid this amount.  If No - this amount will added to the quote as an expense. If Yes - it will be added as a credit to the seller.

11. Add additional expenses or credits for the sellers as needed. These amounts are only added to the current estimate. 

Add the name/description of your fee and indicate an amount for the said expense or credit. You can remove clicking on the x to the right of the quote.

12. When all applicable fields have been filled out, click the Calculate  button. The following window will display your quote results.
